Luxury vinyl — sold as LVP (plank) or LVT (tile) — is a multilayer synthetic floor: a printed design sealed under a clear wear layer, built on a core that is either rigid (SPC or WPC) or a thinner, more flexible traditional vinyl. It has become the best-selling flooring category in North America because it is genuinely waterproof at the plank level, comfortable and quiet underfoot, and the easiest common material to install as a floating floor. The word "luxury" describes the realistic photographic look and thicker build compared with older sheet vinyl — not any premium material — and how well a specific product actually performs comes down to the wear layer, the core, and parts of the installed system that marketing rarely mentions.

What LVP/LVT actually is
Despite the range of brand names on display in a showroom, nearly every luxury vinyl plank or tile is built from the same stack of layers, from the bottom up:
- Backing / attached pad. The bottom layer, sometimes with a foam or cork pad bonded on for cushioning and sound damping (an attached underlayment) so no separate pad is needed underfoot.
- Core. The structural middle layer that gives the plank its rigidity, thickness, and dimensional behaviour. This is what differs between SPC, WPC, and flexible LVT — see below.
- Printed design (décor) film. A high-resolution photographic layer that creates the wood, stone, or tile look. Better products align an embossed texture to the print (embossed-in-register) so what you feel matches what you see.
- Wear layer. The clear, protective top coat that takes the day-to-day scuffing and traffic. It is the single spec that most decides how long the floor will look good — see the dedicated section below.
LVP and LVT are the same construction in different shapes: LVP is milled as long planks to resemble wood, LVT as tiles to resemble stone or ceramic. Some products also add a UV-cured or ceramic-bead top coating over the wear layer for extra scuff resistance.
Core types: SPC, WPC, and flexible LVT
The core is what most separates one luxury vinyl product from another in feel and performance:
- SPC (stone-plastic composite) — a dense limestone-and-PVC rigid core. Harder, thinner, more dimensionally stable, and the best at hiding minor subfloor bumps.
- WPC (wood-plastic composite) — a foamed-polymer rigid core (the "wood" is usually a filler, not solid wood). Thicker, softer, warmer, and quieter underfoot than SPC.
- Flexible (non-rigid) LVT — the older-style construction: a thinner, pliable vinyl without a stiff mineral or foam core, usually installed glue-down. It is common in commercial settings and lower-cost residential products, but shows subfloor imperfections more readily than a rigid core.

The wear layer: measured in mils
On luxury vinyl, the wear layer is a clear coat measured in mils (thousandths of an inch) — not millimetres; one mil is only about 0.025 mm, and confusing the two is the most common vinyl-buying mistake. The bands most of the industry uses:
- 6 mil — light residential; low-traffic bedrooms, closets, or a budget rental.
- 12 mil — the solid all-rounder for a family home; handles kids and pets.
- 20 mil — heavy residential and light commercial; very busy households.
- 28 mil and up — commercial traffic.
ASTM F1700, the specification covering solid vinyl floor tile, sets 20 mils as the minimum wear layer for its printed-film (Class III) category to qualify as commercial-grade — an independently defined checkpoint that lines up with the informal guidance above. A thicker wear layer resists wearing through, but it does not make a floor scratch-proof or gouge-proof; texture and finish do most of the everyday scratch-hiding. Is it really waterproof?
Yes and no — it depends on what you mean by "the floor." A rigid-core SPC or WPC plank, or a dense flexible LVT, is genuinely waterproof as a material: submerge or mop it and the plank itself will not swell, warp, or break down the way wood or standard laminate would. That is a real advantage over most other flooring categories.
What it does not mean is that the entire installed room is sealed against water. Water can still travel through the seams between planks, the expansion gap at the walls, and any cut edges around cabinets or transitions, down to the subfloor below — where it can sit, cause mould, or degrade adhesive over time. What to look for when buying
- Wear layer for the use. Match the mils above to the room's real traffic rather than buying the thickest available.
- Attached pad / underlayment and acoustic ratings. Check whether a pad is already bonded to the backing. In a condo or multi-family building, ask for the assembly's Impact Insulation Class (IIC) and Sound Transmission Class (STC) figures — many buildings require a minimum, and it depends more on the underlayment than the core type.
- Slip resistance. Some luxury vinyl is tested for wet slip resistance using DCOF under ANSI A326.3, the same North American hard-surface-flooring standard used for tile, which sets a 0.42-or-greater wet-DCOF benchmark for level interior floors expected to get wet. Not every vinyl product publishes a figure; where one exists, it aids comparison but is not a guarantee against slipping in every condition.
- Indoor-air-quality certifications. Look for FloorScore (low-VOC-emissions certification developed by the RFCI, certified by SCS Global Services) and confirm any composite core is labelled CARB2 / TSCA Title VI compliant — the formaldehyde-emission standard the EPA now applies nationwide. Also check the vinyl is phthalate-free, standard in most reputable North American lines today.
- Warranty caveats. Read what voids the warranty — improper subfloor prep, missing expansion gaps, and standing water left too long are common exclusions, and residential warranties usually run far longer than commercial ones on the same product.
Installation methods
- Floating click-lock. The most common method for rigid-core (SPC/WPC) planks: a click-lock joint snaps planks together over an underlayment without glue or nails, as a floating floor. Fast, forgiving, and easiest to remove later.
- Glue-down. Each plank or tile is bonded directly to the subfloor with adhesive — common for flexible LVT and commercial jobs. Stable and quiet underfoot, but more labour-intensive and harder to lift later.
- Loose-lay. Heavier planks held by weight and friction, sometimes glued only around the perimeter. Easy to install and swap, but needs a very flat, clean subfloor.
- Peel-and-stick. Thin tiles or planks with a factory adhesive backing pressed onto a prepared subfloor. Cheapest and most DIY-friendly, but also the thinnest, least durable, and most sensitive to subfloor flaws.
Whichever method, subfloor flatness and cleanliness set the ceiling for performance — a rigid core hides more subfloor imperfection than a flexible one, but none of them fix a badly out-of-level floor.
Where it fits (and doesn't)

It fits less well where there is heavy, prolonged direct sun near uninsulated glass, since thermal expansion can stress flexible vinyl and seams over time; in very high-end resale markets, where solid hardwood generally carries broader buyer appeal; and anywhere you want a refinishable, decades-long floor — luxury vinyl cannot be sanded, so a worn plank is replaced, not renewed. Myths & mistakes
- "A thicker plank is a more durable plank." Overall thickness is mostly the core; it is the wear-layer mils on top that determine how much traffic and scuffing the surface can take.
- "A waterproof floor means a waterproof room." The plank resists water; the installed system — seams, edges, and subfloor — does not automatically become waterproof just because the material is.
- "Every luxury vinyl plank includes an attached pad." Many rigid-core products do, but not all — check the spec sheet rather than assuming, especially with flexible glue-down LVT.
- "Rigid core is always the better choice." Rigid-core (SPC/WPC) suits floating installs over imperfect subfloors, but well-installed flexible glue-down LVT remains a legitimate, durable commercial standard — the right choice depends on the installation method and subfloor, not a blanket ranking.
- "A published DCOF or wear-layer number guarantees performance." These are standardized comparison figures, not guarantees against every real-world spill, slip, or gouge — they help you compare products fairly, not replace common-sense maintenance and finish choices like a textured or matte surface.
Frequently asked questions
What is the difference between LVP and LVT?
None in construction — only in shape. LVP (luxury vinyl plank) is milled in long plank shapes to resemble wood; LVT (luxury vinyl tile) is cut in square or rectangular tile shapes to resemble stone or ceramic. Both share the same layer stack and the same core options.
Is luxury vinyl actually waterproof?
The plank itself is, if it has a solid rigid (SPC or WPC) or dense flexible core — water will not swell or warp the material. The installed floor is a different question: water can still travel through seams, expansion gaps, and cut edges down to the subfloor, so a waterproof plank is not automatically a waterproof room.
How many mils of wear layer do I need?

Match the mils to the traffic, rather than buying the highest number available.
Should I choose SPC, WPC, or flexible LVT?
SPC suits busy, wet, or imperfect subfloors and rooms with big temperature swings. WPC suits comfort- and quiet-first rooms like bedrooms, when the subfloor is already flat. Does luxury vinyl need underlayment?
Many rigid-core planks come with an attached foam or cork pad already bonded to the backing, so no separate underlayment is needed. Planks without an attached pad, and most flexible glue-down LVT, typically need a separate underlayment or adhesive system — check the manufacturer's installation instructions before you buy.
Can luxury vinyl be refinished?
No. Unlike solid or engineered hardwood, luxury vinyl cannot be sanded — once the wear layer wears through, the printed design layer shows and the plank must be replaced, not restored. Keep a spare box from the same production lot for future repairs.
