Refinishing & Recoating Hardwood: When and How

Hardwood is the one floor you can renew instead of replace — but "renew" means two very different jobs, and picking the wrong one wastes money or wears away wood you can't put back.

Hardwood floors — solid and, within limits, engineered — can be renewed rather than torn out, and that's one of the material's biggest long-term advantages. But "refinishing" covers two very different jobs. A screen-and-recoat abrades the existing finish and adds a fresh topcoat without ever exposing bare wood: it keeps the current color, and it's fast and comparatively cheap. A full sand-and-refinish takes the floor down to bare wood, removes real material, and is the bigger, more expensive job. Knowing which one your floor actually needs — and how many times it can be done at all — saves money and adds years to the floor's life.

Recoat vs. refinish — the two options

These two jobs get talked about as if they're interchangeable, and they're not — the difference is whether any wood actually comes off the floor.

A plain recoat (maintenance coat) is a related but slightly different idea: it's a fresh, thin topcoat applied to a finish that's still in good shape, on a schedule, before it ever needs the more aggressive screening step. Screening first and recoating after is the more common combination once a finish has visible wear; a straight recoat without screening only works if the existing finish is clean, sound, and compatible with the new coat.

When to recoat

A recoat or screen-and-recoat is the right call when the finish itself has dulled or picked up light scratches from normal traffic, but you cannot see or feel bare or gray wood anywhere on the floor — the damage is entirely in the topcoat, not the wood underneath it. The National Wood Flooring Association (NWFA) frames this as a maintenance step: doing it on a cycle, before wear ever reaches the wood, is what lets a finish's life be extended more or less indefinitely, one thin coat at a time, instead of waiting for a full sand to become the only option. There's no single universal schedule for this — it depends on the finish type, the traffic the floor sees, and how it's cleaned day to day — so judge by the finish's actual condition rather than a fixed number of years.

When you need a full refinish

A full sand-and-refinish becomes necessary once the damage has gone past the finish and into the wood itself. The clearest sign is wear-through: bare or gray wood visible in traffic lanes, in front of sinks and doorways, or anywhere the finish has worn completely away. Deep scratches, gouges, dark water-stain rings, or other damage that a light screening can't abrade out are the same signal — if a fingernail catches wood rather than finish, or the damage clearly reaches below the topcoat, recoating won't fix it. A full refinish is also the only way to change the floor's color, since sanding to bare wood is what allows a new stain to take.

How many times can a floor be refinished?

This comes down to one simple ratio: how much wood is left above the tongue-and-groove (solid) or above the core (engineered), divided by how much wood a single sand removes. NWFA's own published figures set the actual numbers. Its wood flooring sand-and-finish guidelines state a flat rule, not a graduated scale: if the wear layer is under 2.5 mm (3/32 in), the floor should not be sanded at all. For a product to even qualify for NWFA's Engineered Wood Flooring Refinishable Program certification, the minimum wear layer is 3.2 mm (4/32 in) for unfinished product and 2.5 mm (3/32 in) for factory-finished or sculpted/distressed product, measured at its lowest point. A typical full sand removes roughly 0.8 mm (1/32 in) of wood, and up to about 1.6 mm (1/16 in) on a floor that needs heavier correction to get flat.

Run that math and the practical difference between solid and engineered hardwood is stark. Solid hardwood, typically 3/4 inch thick, carries far more wood above the tongue than any of these thresholds — enough for many refinishes across decades of ownership. Engineered hardwood is capped by its veneer (also called the lamella) — the real-wood top layer bonded over the core — which commonly ranges from well under 1 mm up to about 6 mm depending on the product. A veneer at the low end may have zero refinishes in it; one at the high end can approach solid-wood-like longevity. The factory-finish catch

Two things about modern factory finishes complicate a straightforward recoat. First, many prefinished floors use an aluminum-oxide finish — a factory coating infused with a very hard mineral for scratch and wear resistance. That hardness is a selling point for durability, but it also makes the finish difficult to abrade evenly during screening, which is why some aluminum-oxide finishes are harder to successfully recoat than a standard site-applied polyurethane.

Second — and this is the direct link back to routine care — wax or oil-soap buildup on top of a modern film finish blocks a future recoat from bonding at all, regardless of how well the screening abrades the surface. The exception is a floor built for it — a penetrating-oil finish or hardwax-oil finish is designed to be maintained with oil, so confirm which finish your floor actually has before assuming either rule applies.

Cost, frequency & DIY vs. pro

A recoat or screen-and-recoat is consistently the cheaper, faster, lower-dust option of the two, and it's the more realistic candidate for a confident DIYer — the equipment and skill bar are both lower, and mistakes are more forgivable than they are on a full sand. A full sand-and-refinish is a bigger job in every respect: it requires drum or orbital sanding equipment, real experience keeping a floor flat and even across a room, and serious dust control, and it's generally treated as a professional job for that reason. How do I know if my floor needs a recoat or a full refinish?

Look at the finish, not the wood. If the surface is dull or lightly scratched but you can't see bare or gray wood anywhere, a screen-and-recoat usually solves it. If you can see or feel bare wood, especially in traffic lanes, or the damage goes deeper than the finish (deep gouges, stains, water damage), you need a full sand-and-refinish.

Can engineered hardwood be refinished the same as solid hardwood?

Why won't a recoat stick to my floor?

The two most common reasons are a wax or oil-soap residue sitting on top of the finish, and a factory finish — often aluminum-oxide — that's too hard for a light screening to abrade evenly. Either one keeps the new topcoat from bonding, which is why a test patch or a professional adhesion check before a full recoat job is worth the extra step.

Is it safe to refinish a cupped or recently wet floor?

Not until it's confirmed dry and flat again. Sanding a cupped floor while it's still elevated at the edges shaves those edges down to match the low center; once the floor finishes drying and the whole board contracts back down, the edges — now thinner — end up lower than the center.
